The digital construction site is built in three stages

Nobody digitises a construction site in a day. Keep to the order and you have something in hand after every stage — not only at the end.

What are the three stages of the digital construction site?

The three stages describe a maturity path for the construction phase. Stage 1 is reactive: defects and photos are captured digitally so that evidence is at hand in a dispute. Stage 2 is proactive: inspections and daily reports prevent errors before they are built in. Stage 3 is self-documenting: from regular 360° walkthroughs a living digital twin emerges that records the course of construction without any extra capture. Each stage carries its own weight — you do not have to start at stage 3.

Legal framework: Germany (Civil Code BGB, construction contract rules VOB/B, fee schedule HOAI). Other countries have different rules, and contractual agreements take precedence over the standard periods named here.

The stages build on one another but do not rule each other out: defects are recorded at stage 3 as well — they simply arise less often.

Stage 1 — becoming evidence-proof

The first stage removes the basic problem of the construction file: information sits scattered across notes, phone galleries and mailboxes. A defect is captured digitally, located on the plan, backed by a photo, assigned to someone responsible and tracked through to sign-off. That is not a digitalisation project but a different way of working on the same site walk.

Stage 1 in detail

Stage 2 — preventing errors instead of managing them

At the second stage the effort moves forward in time. Instead of collecting defects at the end, building elements are released against a fixed inspection plan — with checklists that ask the same questions of every element, and a diary that records weather, people present and incidents without anyone having to fill a blank page in the evening.

Stage 2 in detail

Stage 3 — the living digital twin

At the third stage the site is no longer photographed selectively but captured in full through regular 360° walkthroughs. Out of that series of walkthroughs comes a twin that reflects the course of construction: you can jump back to a date and look at a spot where nobody suspected a problem at the time of capture.

Starting too big

Introduce all three stages at once and you introduce none. One stage, one project, one quarter.

As long as the paper list keeps running, the paper list wins — it is faster.

A defect forwarded as a PDF leaves the system at the most important point.

If the office does not use the data, capture remains extra effort with nothing in return.

Which stage suits your project

The stages are not a product bundle but a sequence. In practice almost every project starts at stage 1, because that is where the pain is greatest: defects and photos that belong together. Stage 2 pays off as soon as recurring building elements are inspected — in housing, that means almost immediately. Stage 3 pays off wherever warranty, refurbishment or operation will matter later. Frequently asked questions

Do I have to go through the stages in order?

Sensibly, yes. Stage 2 assumes that findings end up in digital form, and stage 3 assumes that someone actually evaluates the walkthrough data. Anyone starting at stage 3 collects images that nobody uses.

How long does a stage take?

Introducing stage 1 is a matter of days, not months — getting used to it takes a project. What decides it is not the software but the decision to switch off the parallel routes.

Is it worthwhile for small projects too?

Stage 1 yes, because the evidential position does not depend on the size of the project. Stage 3 pays off above all where a lot is closed up, or where the building will later be refurbished, let or operated.

Do I need a BIM model for stage 3?

No. The twin is created from 360° captures and floor plans. An IFC model improves the positioning but is not a prerequisite.

What happens to the photos taken so far?

Existing images can be imported into a project. The benefit, however, only arises where captures carry a time and a place from now on.

Who on the team has to take part?

Site supervision captures, the office evaluates, the subcontractors sign off. If one of the three roles is missing, the chain breaks at that point.
