Housing Industry
The construction site ends. Your responsibility does not.
After the handover, the long haul begins: warranty defects, insurance cases, maintenance — over years and hundreds of residential units. OX keeps every file complete: who, what, when, with which evidence.
What does Open Experience do for portfolio holders?
With Open Experience, portfolio holders continue the file that began on the construction site: acceptance and defect data comes along in structured form from the construction phase, limitation periods run automatically by trade and property, and reported defects are assigned and tracked until they are resolved. Every finding remains backed by photo and time stamp — even five years later.
From the handover report to the last day of the warranty
Takeover from construction
Acceptance and defect data comes along in structured form from the construction phase: no binders, no knowledge gap between construction and operations.
Warranty under control
Limitation periods by trade and property run along automatically; reported defects are documented, assigned and tracked until they are resolved.
Tenant reports, system tracks
Damage reports are recorded with photo and location and routed to the right service provider.
The insurance case
Condition before the damage? The time-stamped building documentation provides the proof.
Your tools for the building portfolio
Three building blocks carry the responsibility after the handover — over years and across entire portfolios.
- Construction Defects Construction Defects — warranty tracking over years, deadlines run automatically.
- Construction Checklists Construction Checklists — run inspections, public-safety duties and maintenance checks digitally.
- Construction Photos Construction Photos — the property file in pictures, faces pixelated automatically.
Warranty is a module of its own
Reports come in through three channels: via app and browser, via a dedicated email address and via a QR interface for tenants and buyers. The limitation periods run along automatically — four years under VOB/B (German construction contract procedures), five under the German Civil Code (BGB).
What portfolio managers report
„We use the construction defect software on a project with 265 apartments for execution, acceptance and warranty defects. With conventional defect management, it would not have been possible to work through the defects in that time.“
- Execution, acceptance and warranty defects in one continuous file
- DIGISCHUTZ pixelates faces and license plates automatically — photos remain GDPR-compliant
Frequently asked questions
Does OX also work without the preceding construction phase?
Yes. You can start directly with your existing portfolio: create properties, record defects and inspections, bring in service providers.
How long does the data remain available?
Throughout the entire warranty period and beyond — it is your data, export at any time.
Can property management and service providers participate?
Yes, role-based: service providers receive access for defect processing and completion reports.
How do tenants or buyers report a defect?
Via an on-site QR interface or a dedicated email address per property; the report lands directly in the file of the residential unit.
What does it cost for an entire portfolio?
Our packages are openly listed (/en/preise/); for portfolios, the best way to discuss the right setup is in a demo.
